My name is Lawrence Aderinkomi. I'm a Minneapolis-Saint Paul-based agent operating under Modernity, a real estate practice built around one premise: the most important decisions in a transaction happen before you ever make an offer.

I specialize in residential investment and creative financing, specifically the structures most agents don't understand well enough to execute. Multi-unit acquisitions. VA financing on 2-4 unit properties, including the self-sufficiency analysis lenders require before they'll approve the deal. Down payment assistance stacking for buyers who think they can't afford to close. House-hacking configurations that get owner-occupants to near-zero housing costs. If the deal requires thinking beyond a standard purchase agreement, that's where I work best.

I'm not a generalist. I don't do high-volume residential sales, and I'm not going to pretend that a traditional single-family home purchase requires the kind of strategic thinking I'm built for. What I do well is transactions where the financing structure, the property configuration, and the long-term investment thesis all have to align. The wrong agent in those situations costs you money before you even close.

My background is unconventional for this industry. I'm also the founder of Xeno National, a luxury family travel company, which tells you something about how I think. I'm a videographer, a graduate student, and a veteran. I approach real estate the way I approach everything else: with a strong point of view and zero interest in doing it the way everyone else does.
