Hennepin County 7-Day Single-Family Market Report: What 810 Moves in One Week Mean for Buyers and Sellers

If you've been monitoring the Twin Cities real estate market, you might have heard that rising interest rates have stalled activity. While broader national headlines suggest the market is at a standstill, the actual numbers tell a very different story.

Between September 10 and September 17, 2026, 810 total single-family home transactions took place across Hennepin County alone to include coming soon, active, pending & sold. Buyer demand remains steady, but how you navigate it depends entirely on your price point and location.

1. Market Pace: The "Wait Until Sunday" Mistake

The most telling metric from the past seven days is pace: the overall median days on market was just 6 days. For closed sales, the median time to an accepted offer was only 17 days.

In high-demand communities like Bloomington, Richfield, Edina, and South Minneapolis, well-priced starter and move-up homes regularly go pending in under 7 days. If you wait for the weekend open house to make your first move, you are competing against buyers who toured on Thursday or Friday and already submitted competitive offers.

2. Pricing and Multiple Offers

Despite 30-year fixed mortgage rates hovering around 6.7% to 6.95%, single-family sellers received 100% of their list price at the median. Turnkey properties in desirable school districts and transit corridors routinely closed at 102% to 110% of asking price.

Sellers do not need to discount properly prepared homes, but buyers need aggressive, clean offer strategies rather than expecting deep price cuts on fresh inventory.

3. The Coming Soon Advantage

Over the last seven days, 84 properties entered "Coming Soon" status. That represents 84 opportunities that savvy buyers could plan for before showings officially opened.

Relying on generic public portals often means dealing with 12- to 24-hour sync delays. By the time a listing pops up as an alert on your phone, other buyers have already scheduled showings.
